IMPORTANT ISSUES:

Illegal commercialization

The society is facing a great nuisance from the mushroomed growth of illegal commercial offices in the residence. Although they have been charged an abnormally high tariff of Rs.20/- per unit but still this has not produced the expected results. The Bye-laws of the society are very clear on this issue and need to be implemented in letter and spirit. According to the bye-laws Society can take all types of coercive measures including disconnection of utility charging of penalties facilities.

Opening of Banks

A large number of banks have opened their branches in the Town some without any legal permission or NOC from society. The owners of the shops in which the banks are operating are receiving very high amount of rents, but society is not getting anything. A policy should be enacted though proper law making procedure to charge a reasonable amount / fee from these banks.

MAIN FUNCTIONS OF RENT DEPARTMENT

  1. To recover rent of all the shops & quarters
  2. To deal with all day to day matters of the shops & quarters including transfer of tenancy rights, etc.
  3. To lease out all the Petrol Pumps and recover their rent, facilitation fee, CNG fee etc.
  4. To supervise the smooth working of cable T.V. net work and to collect the rent.
  5. To book the grounds for marriages and other functions.
  6. To lease out land for fixation of BTS towers for the Mobile phone companies  and to recover the rent
  7. To regulate the leasing out of Nurseries and recover the rent
  8. To check the mushroom growth of the illegal commercialization
  9. To auction the contract for the Road Maintenance fee (Toll Tax)
  10. To award the contract for the car parking near PACE.
  11. To collect the rent of sports clubs and other clubs as per their agreements.
  12. To lease out land for the fixation of publicity board and to collect their rent.
  13. To collect the rent form Makro on annual basis.
